These are all included in our management fees:

 

  1. lease renewal,
  2. routine inspections,
  3. arrangement of maintenance,
  4. photocopying,
  5. faxing and sending your tenants any relevant documents such as RTA forms.
  6. The management fee is 7.5% negotiable.

  2. To get the right tenants for you we constantly advertising the property for rent.
  3. We show prospective tenants through your rental property.
  4. Our aim is to get your investment rented fast so you don’t lose any income. We conduct a complete screening of all rental applications.

 

 All of the applications are sent to the owner before we accept the tenants.

  1.   All rental income is receipted every day into owner’s trust accounts as soon as we receive them. 
  2. Our tenants have many options to pay their rent, with the use of BPay, Post Office, internet banking, or even walking into our friendly office.  For this reason, rent should always be paid on time, without excuse.
  3. Lodgment of bond with Residential Tenancies Branch is done within the time frame.

 There is constantly monitoring of tenants rent.

  1. Completion of all relevant documents is required under the Residential Tenancies Act.
  2.  We conduct initial, final and routine inspections with written reports.
  3.  Rental payments are sent to landlords either via cheque or direct to your bank account. with Statements with the choice of fortnightly or end of the month.

 Each financial year we generate the financial statements and send to all the owners without delay. 

  1. On this statement it shows what bills you paid and how much rent you collected,  You will need this statement for taxation purposes, which is ideal for negative gearing.

 

  1. We organise and do representation at Tribunal Hearings with out delay Attendance at Residential Tenancies Tribunal will also be arranged, if necessary.
